UPDATE 10/19/17: Plan Half Moon Bay - Planning Commission Meeting

Latest Update October 19, 2017 - The Half Moon Bay Planning Commission is continuing its work on the Local Coastal Program (LCP) update, and invites the community to the next Planning Commission meeting:

The Local Coastal Land Use Plan (LCLUP) is the focus of this session - that document is the policy component of City's LCP.  Pursuant to the California Coastal Act, the LCLUP's scope includes these topics:

  • Land Use
  • Development
  • Public Works
  • Natural Resources
  • Coastal Access and Recreation
  • Cultural Resources
  • Coastal Hazards
  • Scenic and Visual Resources

The Land Use topic will be the focus of the October 24, 2017 Planning Commission session.

This session will provide contextual basis for updating Half Moon Bay's Local Coastal Program with special focus on land use. A presentation will include an overview of the California Coastal Act framework, the City's 1993 Certified Local Coastal Program, and important changes and trends since 1993 that pertain to the approach for the LCP update.


Background

In summer 2013, the City of Half Moon Bay initiated a process to update its General Plan, Local Coastal Program (LCP), and Zoning Ordinance. The current General Plan and LCP elements are dated from the early 1990s, and are no longer reflective of the community’s current conditions or priorities. This project presents an opportunity for the community to define a common vision for the future, and will provide planning policies and regulation to effectively carry out that vision.

Plan Half Moon Bay has already engaged with hundreds of community members at meetings, scoping sessions, and workshops, and through surveys, written materials, and other contacts.

At each stage, there are opportunities for community involvement and input, including Community workshops and study sessions of the City Council and the Planning Commission. Additionally, questions or comments about the plan and process are welcome at any time.


A fully updated General Plan and LCP will ensure that future development enhances community character and identity, provides a sound framework for economic growth, and protects coastal resources and public coastal access.
